Terms & Conditions
By clicking submit, you acknowledge and agree to the following terms and conditions:
1️⃣ Certified Seller Requirement: You must be the owner and seller of the property.
2️⃣ Exclusive Representation: You must have a valid and signed Seller Representation Agreement with Emily Gross at the time of listing.
3️⃣ Compensation Agreement: you agree to compensate Emily Gross a minimum of 6% of the property sales price.
4️⃣ Non-Settlement Clause: In the event that the property does not go to settlement, Emily Gross is not responsible for reimbursing any funds paid to third-party vendors (inspectors, appraisers, contractors, etc.).
5️⃣ Contract Contingencies: Emily Gross is not responsible for any payment to the seller if all terms of the sales contract are not met, including but not limited to:
Successful negotiation of inspections
Final loan approval from the buyer
Satisfactory appraisal
6️⃣ Exclusive Offer: This offer is exclusive to Emily Gross’s clients and is not provided or guaranteed by eXp Realty.
7️⃣ Offer Expiration: This offer is valid through 5/31/2025 and cannot be combined with any other offers.
8️⃣ Vendor Payments: All vendors, including but not limited to inspectors, appraisers, and contractors, must be paid by the seller at the vendor’s request.
9️⃣ Closing Credits: Any applicable credits will be issued at the closing table after a successful settlement, subject to lender approval.
🔟 Seller Certification Requirement: Each seller must complete the Seller 101 (Seller’s Advantage) course in its entirety and achieve a minimum score of 80% on each of the three quizzes. Seller certifications are valid for one year from the date of completion.
