Terms & Conditions

By clicking submit, you acknowledge and agree to the following terms and conditions:

1️⃣ Certified Buyer Requirement: You must be the purchaser of the property.

2️⃣ Exclusive Representation: You must have a valid and signed Buyer Representation Agreement with Emily Gross at the time of purchase.

3️⃣ Compensation Agreement: If the seller does not offer buyer concessions, you agree to compensate Emily Gross a minimum of 2.5% of the property sales price.

4️⃣ Non-Settlement Clause: In the event that the property does not go to settlement, Emily Gross is not responsible for reimbursing any funds paid to third-party vendors (inspectors, appraisers, etc.).

5️⃣ Contract Contingencies: Emily Gross is not responsible for any payment to the purchaser if all terms of the sales contract are not met, including but not limited to:

  • Successful negotiation of inspections

  • Final loan approval

  • Satisfactory appraisal

6️⃣ Exclusive Offer: This offer is exclusive to Emily Gross’s clients and is not provided or guaranteed by eXp Realty.

7️⃣ Offer Expiration: This offer is valid through 5/31/2025 and cannot be combined with any other offers.

8️⃣ Vendor Payments: All vendors, including but not limited to inspectors and appraisers, must be paid by the buyer at the vendor’s request.

9️⃣ Closing Credits: Any applicable credits will be issued at the closing table after a successful settlement, subject to lender approval.

🔟 Buyer Certification Requirement: Each purchaser must complete the Buyer 101 (Buyer's Advantage) course in its entirety and achieve a minimum score of 80% on each of the three quizzes. Buyer certifications are valid for one year from the date of completion.
